Please ring for a valuation.  We will meet you at a mutually convenient time and give you a realistic appraisal of what rent to expect taking into account the current market situation.  We will not give AN inflated figure just to secure your instructions.  The valuation will be based on our many years of experience in this area. We can usually qualify our figures by offering comparisons of rents received for similar properties in the past or indeed and better still for properties we are currently managing.  At the time of our inspection we will advise on any works required to bring the property up to a good letting standard.  It is false economy to stint on decorations, carpets or     cleanliness. Your property presented in its best order will generally secure a quality tenant, a tenant who is more likely to care for your home and a tenant who will probably stay longer.  Continuity of tenant means continuity of rent.  We aim to try and secure occupancy of 11 months out of twelve, there is a seasonal variation in demand, but again good homes are always in demand.  At the time of our inspection and valuation we will be delighted to     answer any questions you may have, and as the subject of letting is very detailed we will confirm in writing our views and terms of business.  Should any questions arise then please ring ourselves at the office and hopefully we can answer them for you.

MARKETING

After our valuation should you decide to proceed with our services, and we certainly hope you do, then we will commence marketing to find you a suitable tenant.  Marketing nowadays takes many forms, as the leading letting agent in the area, then naturally most prospective tenants arrive on our doorstep at some stage.  We estimate to receive between 400--500 enquiries, month in and month out.  In addition we take the front page in the North Yorkshire News Lettings Section, (our local free sheet) on a weekly basis and regularly feature properties in their Editorial write up.  Country properties are advertised through the Darlington and Stockton Times and both the Northern Echo and Evening Gazette are used when appropriate.  We are proud of our Internet page, which we run from our own offices and therefore are able to update this on a daily, even hourly basis if required with all new instructions offered on the World Wide Web as soon possible.
Locally we have a prominent double fronted office at the northern end of the High Street, each property is       featured in both the window and internal display's.  We produce our lettings Register, an A4 sized weekly/daily listing of properties currently available and this is handed out to office enquirers and faxed to all corners of the country.  An individual sheet will be run off, not in great detail but offering the basics required together with a photograph.
In all cases we seek the right quality of tenant for a specific property, and feel justified in our comment of 'just    because the property is standing empty does not mean we will put anybody in there, they have to be right for the property and right for ourselves' - true words, the wrong type of tenant can be costly headache for the future.  How do we avoid the pitfalls ?
