INSPECTIONS & REPAIRS

Just because the tenant has moved in then this does not mean our responsibilities to both you the landlord and the tenant have ended.  Each year ( approximately every 6 months ) we contact the tenant and advise them that we will be carrying out a periodic inspection.  This allows ourselves the opportunity of regular inspections of your property to advise you of the fabric of the structure and to advise on any present or future maintenance              requirements.  Just because you are not living there does not mean things will not go wrong.  As a landlord you are       responsible for all repairs other than tenant damage. Should repairs be required, then minor repairs (in monetary terms say up to £75/80) these are carried out without recourse to the landlord and will be settled from rents      received and shown as an expense on your rent statement.  The original contractors account will be attached to your statement. Larger repairs or items which maybe subject to an insurance claim will be referred to you for your instructions.   Storm damage is a classic example but usually results in fences, gates etc not being insured items, so please do expect repairs from time to time.  All repairs are carried out by appropriate tradespeople with public    liability  insurance. This is something we insist upon as previous experience has shown landlords carrying out work themselves which has left them open to liability claims in the event of injuries or damage arising from the work completed.

UTILITIES & SECURITY BONDS

Tenants are responsible for payment of all Utilities. At the time of moving in, our representative will read the      meters with you and we will write on your behalf transferring the services into the tenants name.  Between tenants there may arise the need to put the services back into the landlords name, if this does happen, we will                organise for the accounts to be sent to ourselves which we will settle for you out of your rent account.  Should the property have an Oil tank, we would request that this be filled,  then when a tenant vacates they will refill the tank as required.  We request that power be on at the property at all times, particularly during the winter period when viewings maybe required during early evening or indeed contractors require power for repairs.

A security bond is required for every letting.  One and a half's month rent is our normal, and although some     tenants feel this is high, experience has shown that should works be required after a tenant has vacated  then     sufficient funds may be needed for cleaning, decorating, refilling oil tanks etc.  Bond's are returned to the tenants at the expiry of the tenancy, subject to the property being handed back in a satisfactory condition allowing for fair wear and tear over the tenancy period.  Abuse of the property will not be tolerated and our periodic checks are a way of keeping in touch with both the tenant and property.  No negotiations over a bond will be entered into, if a       prospective tenant is unwilling to pay the stipulated amount, then they will not move in.
